1) Clear and test your drainage path

Start with gutters and downspouts. Scoop out leaves, flush with a hose, and confirm water flows freely. Extend downspouts so water exits at least 4–6 feet from your foundation. If you see pooling near the house after rain, add splash blocks, re-grade soil, or adjust downspout placement to move water away.

2) Inspect the roof, flashing, and attic for early leaks

Look for missing or curled shingles, damaged vent boots, and loose flashing around chimneys and skylights. Inside the attic, check for damp insulation, dark staining on sheathing, or musty odors. Catching these now helps prevent hidden rot and mold growth.

3) Seal entry points and refresh weather protection

Replace cracked caulk around windows and doors and repair torn window screens. Add or replace door sweeps and weatherstripping to reduce both water intrusion and pest access. For larger gaps around pipes or wiring, use appropriate sealant or pest-resistant mesh.

4) Check plumbing, appliances, and the water heater

Inspect under sinks, around toilets, and behind the dishwasher, washing machine, and refrigerator for drips or corrosion. Replace worn supply hoses with braided stainless lines when possible. Test the water heater’s temperature/pressure relief valve, look for rust at the base, and make sure the drain pan and line (if present) are clear.

5) Address moisture around the foundation and crawl spaces

Confirm crawl-space vents are clear (if you have them), repair torn vapor barriers, and consider a dehumidifier if humidity stays high. Trim plants back from siding and remove wet mulch piled against the house to discourage termites, ants, and other moisture-loving pests.
